Anyone managing rental properties knows the changeover window is tight. There is a list to get through between one tenant leaving and the next one arriving, and it usually gets worked through in order of what is most obvious.
Windows tend to sit near the bottom of that list. They are also one of the few jobs that is genuinely easier and cheaper to do while the property is empty.

Windows Set the Tone at an Inspection
Prospective tenants form an impression of a property in the first minute, and light is a large part of it. A room with hazy glass reads as darker, smaller and less cared for, even when everything else in the property is spotless.
It also works the other way. Clean glass signals that the property is actively maintained, which tends to attract tenants who treat it the same way.
Bond Cleans Do Not Always Cover Exterior Glass
This is the gap that catches most owners out. A standard bond or end-of-lease clean typically covers the interior of the windows within reach, and that is where it stops. Exterior glass, upper-storey windows, tracks and flyscreens are commonly outside the scope.
It is worth checking what your bond clean actually includes rather than assuming the windows were done. In most cases the outside of the glass has not been touched in as long as the tenancy lasted.
An Empty Property Is the Easiest Job
Interior window cleaning in an occupied property means working around furniture, blinds and the tenant’s schedule. In a vacant property there is none of that. Access is straightforward, nothing needs moving, and there is no need to coordinate an entry notice.
It is the one point in the cycle where the whole job, inside and out, can be done in a single visit without disruption to anybody.

Portfolios and Multiple Properties
If you manage more than a handful of properties, ad hoc booking becomes the problem rather than the work itself. We handle changeover cleans across Geelong, the Bellarine, the Surf Coast and Melbourne’s west, and we are happy to work directly with a property manager rather than through the owner each time.
We also cover common areas and shared glazing in unit blocks and managed complexes as part of our commercial window cleaning work.
What We Need to Get It Done
- Access details and the date the property is vacant from.
- Whether the job is interior, exterior or both.
- Any upper-storey or hard-to-reach windows, so we bring the right equipment.
- Who to invoice, which is often not the same person who books it.
